As I write this, Engel and Völkers has just announced that Permira, a global private equity firm, has just purchased a major stake in Engel & Völkers International. We are pretty excited about this as it is “a move that would position Engel & Völkers for future strategic innovation, expansion into new markets and increased digitalization within the company.”

We are striving to get better at what we do… advising and helping our clients get more out of life. Helping them in two ways, where they want to live and how they want to live.

Closer to home we have made major changes as well. We have merged our brokerage which encompasses Muskoka Collingwood and the Grey Bruce with Toronto Central which encompasses North Downtown and Yorkville areas. Under the leadership of Anita Springate-Renaud as Broker of Record I am able to step into a primary Sales & Advisory position. Having said that, I have formed a Group or Team, if you will, with James McGregor out of the Owen Sound Grey Bruce mapping. Say hello to the McGregor Hahne Group.

James McGregor

James began his career in the real estate business after holding leadership positions with the NHL and OHL for several years. The time he spent in this highly competitive industry enabled him to strongly develop his work ethic, perseverance, integrity, team spirit and competitive drive.

“For me personally, the real estate experience should be exciting! It’s an adventure and an opportunity to grow and make changes. I am eager to meet new people, build great relationships and play a key role in a very big part of helping clients get more out of life.”

James is still a passionate hockey leader as a head coach within minor hockey system and part of their Minor Hockey Executive. James is an active member within the community, sitting on the Economic and Tourism Committee. His passions outside of work are his children Keagan and Isla and his wife Jen.

Letitia Baldauf

Letitia joined Engel & Völkers after a decade in international business development, co-founding and managing a telemedicine start-up in Europe.

Having moved her family internationally for education and business more than once, Letitia truly understands how the right home enhances our lives. What Letitia loves about real estate is, in fact, the human element — “how our homes provide a canvas for us to live, thrive, dream and connect.” Her philosophy that the business of real estate should not be complex, but honest and transparent, is what drives her to serve.

After living in world class locations such as Miami, Monaco, Vienna and Salzburg, Letitia, along with her husband and three children, returned to the Toronto area. She is privileged to call Mono and surrounding Hills of Headwaters her home.

Letitia holds a Bachelor degree from the University of Guelph, a Master of Business Administration in Luxury Brand Management from the University of Monaco and a Master of Business Law from the Vienna University of Economics and Business.

Letitia’s goal as an Engel & Völkers Advisor is to engage her rare mix of experience and education, together with authenticity and high level of focus and organization, to craft extraordinary experiences for each of her clients.

Ashley Rogers

Ashley has just purchased a home in Collingwood after living and working internationally for several years.

Her experience in Real Estate comes from working with some of the worlds largest and most prestigious brands including Lennar Corporation, North Americas largest homebuilder and an International powerhouse when it comes to Lifestyle Communities. Ashley was the Marketing Director for International Markets.

Ashley was also the Marketing Manager in charge of Global Residential Projects for Four Seasons Hotels and Resorts.

Other companies Ashley has worked with include The Walt Disney Company and Rogers.

Her expertise is Marketing Management As Competitive Intelligence, Digital Marketing and Brand Marketing, Content Marketing and Content Strategy.

Tammy Abbotts

My wife is my rock. Working together day in and day out is hard. The only time we are not talking about Real Estate and our clients is when we are fast asleep and even then sometimes sleep is broken by a thought of something we have to do without fail the next day. A pad of paper and a pen sit at each night table. Tam looks after marketing, social, listing management on the various boards and websites and scheduling. She matches our client lists to various properties and generally keeps the wheels on the wagon. Our clients love her and so do I. She is my big why.

Max Hahne

Max purchased the Engel & Völkers franchise territory in 2015 with 35 years of experience in the business. I could see it was an up and coming Luxury Brand that was making it’s mark with the world’s finest properties and services. I wanted to be a part of it not only for myself and my wife Tammy, but for my customers and clients.

It’s been a great run. We’ve learned a lot and upped our services and offerings. Now was the time for us to make a quantum leap and the only way to do it was to pass the reins of the Brokerage administration to Anita from Toronto Central and form a group of the best Advisors in the business. We are building a group of talented individuals that together will be able to offer the best service for our clients in our primary market territory of Port Severn to Tobermory.

LOCAL MARKET DATA

Residential sales recorded through the MLS® System for the Southern Georgian Bay Western District region totalled 220 units in July 2021. This was a decrease of 46.5% from July 2020.

The average price of homes sold in July 2021 was $839,862, an advance of 22.9% from July 2020. The number of new listings saw a large reduction of 27.6% from July 2020. There were 299 new residential listings in July 2021. Active residential listings numbered 378 units on the market at the end of July, a substantial decline of 37.5% from the end of July 2020.

Months of inventory numbered 1.7 at the end of July 2021, up from the 1.5 months recorded at the end of July 2020 and below the long-run average of 4.9 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

For the region of Grey Bruce Owen Sound, home sales for the region totalled 327, down 27.7% compared to July 2020. This is 5.2% below the five-year average and 1.6% above the 10-year average for the month of July.

The average price of homes sold in July 2021 was $628,341, an advance of 30.5% from July 2020. The number of new listings saw a big reduction of 10.4% from July 2020. There were 397 new residential listings in July 2021.

Active residential listings numbered 584 units on the market at the end of July, a substantial decline of 21.3% from the end of July 2020. Active listings haven’t been this low in the month of July in more than three decades.

Months of inventory numbered 1.8 at the end of July 2021, up from the 1.6 months recorded at the end of July 2020 and below the long-run average of 5.8 months for this time of year.
